Concrete for a Town That Keeps Growing

Few towns near Baton Rouge have grown like Addis, and concrete contractors in Addis work on a lot of new construction. The town counted 1,222 people in 1990, 3,593 in 2010 and 6,731 at the 2020 census, nearly doubling in ten years. Most of that growth is subdivision housing west of the river, with fresh driveways, patios and sidewalks. We pour new driveways, patio additions, stamped concrete, walks and steps and slabs, and we repair or replace concrete that has failed.

Born as Baton Rouge Junction

Addis was founded in 1881 or 1882 as a division point for the Texas and Pacific Railroad and was first called Baton Rouge Junction. In 1904 the town persuaded the railroad to build a depot and hotel there, and around 1909 residents renamed it for J. W. Addis, a railroad official. The town incorporated in 1915. The old Bank of Addis building is on the National Register and now houses the Addis Museum. The older blocks near the tracks have smaller lots and older slabs than the newer neighborhoods.

Low ground at 13 feet

Addis sits at about 13 feet above sea level on the Mississippi's west-bank floodplain. Fine, wet soil and almost no natural slope mean drainage has to be built into each slab. On new homes, the builder's original patio is often small, and owners want to add on. On older lots, driveways have usually settled. Either way, we look at where water collects in the yard, compact the base in layers and set a deliberate fall away from the house.

Adding to a builder-grade slab

The most common request we get in newer Addis subdivisions is a patio extension. Builder patios are often just big enough for two chairs. Extending one well takes a few decisions:

  • Tie into the existing slab with dowels, or separate the two with an isolation joint
  • Match the elevation and slope so water does not run back toward the house
  • Decide whether the finish should match or contrast, for example a stamped border around a broom-finish center
  • Check HOA rules on size and placement before we pour

Driveway widenings follow the same logic. We confirm with the town or parish whether your project needs a permit, and if a widened drive crosses a ditch, we plan the culvert first.

Builder concrete in new neighborhoods

In subdivisions built in the last 15 years, the original concrete was poured fast and often on fill. Within a few years some homeowners see a cracked apron, a sunken panel near the garage or a patio that has separated from the house. If the house is still under a builder warranty, check that first. After that, we can replace the failed sections and fix the base underneath.

Addis Questions

Can you extend my builder patio in Addis?

Yes. We either dowel the new slab into the old one or separate them with an isolation joint, match the slope so water drains away, and finish it to match or with a decorative border.

Does my HOA need to approve a driveway widening?

Many subdivisions in Addis have association rules on driveway width and placement. Check your HOA covenants or send them to us and we will design within them.

How do you handle drainage on such flat lots?

We set a slope on every slab, look at where downspouts and yard water go, and sometimes recommend a drain at a low spot before we pour.

My new-construction driveway already cracked. Is that normal?

Some hairline cracking is normal in concrete. Wide cracks, panels that drop or a patio pulling away from the house usually point to a base problem. Check your builder warranty first; if it no longer applies, we can replace the failed sections.
